SQM advises on the purchase of Bavaria's largest bicycle specialist store to FIM Group

The boom in electromobility has caused exponential growth in the bicycle trade, especially from 2020 onwards. E-bikes, pedelecs and electric bicycles in all variations have experienced a surge since then and the trend continues.


This prompted the Fahrrad XXL Group to open the largest bicycle market in Bavaria last year directly on the A73 in Fürth on over 13,500 square meters.

The market and solitary building is visible from afar and benefits from its own Fürth-Steinach motorway exit and from prominent neighbors such as Möbel Höffner and Teppich Kibek.

The specialist store was previously sustainably renovated, converted and further developed from an ecological perspective for the user. Since then, a huge selection of bicycles, trendy accessories, a workshop with 20 assembly stations and a spectacular indoor test track on two levels have been presented on a gigantic 7,000 square meter sales area.

The 41,000 sqm property also offers development potential for another property on an 8,000 sqm part of the property.

Accompanied by SQM, the property has now been handed over to the FIM Group as the new owner, which is adding the property to its diversified retail portfolio.

SQM finds investor & operator for former car dealership at Düsseldorf Airport

The Brüggemann car dealership has moved out of Theodorstreet 128 at Düsseldorf Airport for some time now. SQM Property Consulting has now managed to find a new user and investor.

The former car dealership was part of an overall plan for a large furniture store at this location. After the plans were abandoned, the structure of the car dealership and exhibition hall was to be retained.

André N. Müller, Managing Director of SQM says: “We were specifically looking for an owner-operator for the property who would bring a sustainable and new concept for this location. Finding a pure investor or developer for an empty building would have been difficult in the current market environment and would not have led to an acceptable financial result for the seller. In this respect, we needed an investor who already has a concrete idea for reuse and expansion and, in the best case, brings their own operator with them. The competition within this investor and user group was then great enough to achieve a good result for all parties.”

SQM advised the seller, a German single family office, and brokered the transaction to the international investment manager based in London.

BoConcept comes with a flagship store in the Domshof-Passage Bremen

SQM has developed a sustainable concept for the repositioning of the Domshof Passage in Bremen. BoConcept is starting out as a major signal tenant.

The Danish designer furniture retailer has taken over the approximately 600 square meter space over two floors from the former Hallhuber and Butlers. The new store will show current Scandinavian living trends in 15 studios. The opening is planned for November 2024. “The location has significant potential. The passage with a connection to Sögestrasse still has great value. The plans for the Domshof and the Landesbank building are also positive,” says Volker Kruse, leasing consultant at SQM for the Domshof-Passage.

Other serious discussions with complementary tenants are already underway. SQM Property Consulting is solely commissioned by the owner to reposition, advise and rent the property.

Rental of the new eec Rheine is making great strides

Preparations for the complete restart are underway, the entire “Ems-Einkauf-Center Rheine” on Lingener Straße is being restructured and some areas are also being rebuilt. The demolition of the former shed roof halls has already begun. The supra-regional city quarter is expected to reopen at the end of 2025.

SQM has already gained Edeka, Aldi, KIK, Rossmann and, most recently, Action with approx. 1,000 m² as new tenants. The operator of the parking spaces has also been determined: Goldbeck Parking. Overall, around 75% of the approximately 12,000 m² on the ground floor have already been re-let. Final negotiations are underway with additional retail, catering and service tenants who will expand the range at eec and thus further strengthen the local supply location.

The FIM group of companies from Bamberg is very satisfied with the result. SQM Property Consulting has been commissioned by FIM to provide concept consulting and leasing for the project.

Tom Tailor opens its flagship in Oldenburg's pedestrian zone

Tom Tailor is expanding its branch network and has opened a new store at Lange Straße 16 in Oldenburg. The location is considered top 1A and promises high customer frequency. On a spacious area of ​​280 square meters, the store presents itself in the latest high-quality and modern store concept.

Hertener Höfe: Commercial space fully let - medical center rents approx. 3,000 m²

With the Hertener Höfe, a new urban district is being created in the city center of Herten. After the retail and catering areas were fully let (98%), 3,000 m² of the upper floors were let on a long-term basis to an operator from the healthcare sector. 

In addition to a medical supply store, pharmacy, hearing aid acoustician and various practices, a leading orthopedic and sports medicine specialist center was gained.

The Hertener Höfe are fully rented, with only a few small spaces left. The opening of the quarter is planned for 2024. SQM was mandated by Phoenix Development to provide advice and leasing and was able to attract attractive and popular tenants such as Edeka, Aldi, Rossmann, FitX, KULT, Woolworth, Ernsting’s family, Smile Optic, etc. for the new building project.

Münster Hafenmarkt is open, Moto59 is renting

The Hafenmarkt, a mixed-use district, opened on February 15th, which, with its different uses and tenants, fits ideally architecturally into the vibrant urban harbor and Hansaviertel, Münster’s Kiez.

SQM Property Consulting is solely commissioned by the Stroetmann Group as investor to design and lease the commercial, catering, office, practice and service areas in the port market.

The heart of the building complex is the Edeka with an integrated, innovative market hall concept. In addition to Edeka, Aldi, dm, a pharmacy, MaMa’s ice cream factory and a spacious neighborhood garage with around 220 parking spaces enrich the offering. This is followed by over 30 apartments, various office and service areas as well as medical practices. Restaurants and a large day care center complete the extensive usage concept of the harbor market and expand the offering in the district.

Another highlight of the rental is the unique Moto59 Foodgarage gastronomy concept. On a generous 850 m², this new location will offer an impressive area for motorcycle enthusiasts and Italian food gourmets.

Quick deal: SQM advises on the sale of the Thuringia logistics center

In just 3 months, from the initial viewing to the closing, the former central warehouse of Finke Möbel was sold to the FN Capital Holding.

The high-bay hall with 11,200 m² of usable space and a strategically convenient location in Elxleben/Erfurt offers an efficient logistics infrastructure directly on the B4 and A71. The property has been rented to Twenty 5 Logistik GmbH & Co. KG since April 2023. The new construction of another logistics center with approximately 10,000 m² on the approximately 52,000 m² site is being planned and will be available for rental from Q4/2025.

New center rentals in Marburg and Bremerhaven

The Schlossberg Center Marburg and the Columbus Center in Bremerhaven can look forward to new tenants. From the beginning of 2024, Woolworth will complement the Schlossbergcenter’s offerings as an additional anchor tenant alongside C&A and Lidl on an area of ​​almost 700 m².

4 new tenants for the Domshof Passage in Bremen

The Domshof Passage, right next to Bremen’s market square, shines in pre-Christmas splendor with four new tenants and is once again a center of attraction in the tourist area.

The Domshof Passage has stood for exclusivity and an upscale shopping experience for over 30 years. Existing tenants such as Lacoste and van Laack (clothing), Mes Amis and Wolford (lingerie, hosiery), Niemeyer Cigarren, Mai Mai and I.O casa del caffè (gastronomy) as well as the Deutsche Bank headquarters on the upper floors are spread over approximately 2,000 m² of retail space .

The Tenter’s Backhaus remains an integral part of the Domshof Passage with a long-term lease extension and high-quality new shop fittings and reopened in November. Art of Chocolate has been attracting visitors with exquisite chocolate creations since mid-September. ZEBRO and LEGRACIA opened last Saturday on December 2nd and offer a style-conscious selection of women’s and men’s fashion as well as individual accessories and home accessories. Section C4 of Münster’s new HafenMarkt development now fully let

SQM is pleased to announce that section C4 of the HafenMarkt development, with a total leasable area of around 3,300 m², is now fully let.

A nationwide coworking space provider, auditors LADM, software developer XITASO, insurance underwriters Hansekuranz Kontor and ice cream maker MaMas look forward to working in the Hansaviertel.

The overall project is scheduled for completion in Q4 2023.

eec Rheine prepares for reboot

With preparations underway for a complete reboot, the old eec is slowly emptying, ran a recent report in the MV newspaper*. Situated on Lingener Straße, the Ems-Einkauf-Center Rheine (eec) is being completely restructured and in some places even rebuilt. The new look eec is scheduled to reopen in late 2025.

Leading the project are FIM Unternehmensgruppe, which acquired the complete site in spring 2022, and SQM Property Consulting, which is dealing with concept development and marketing. “The new eec will still have 15 units for retail, service businesses, bars and restaurants. The anchor tenants will be a traditional supermarket leasing roughly 4,000 m² and a discounter leasing around 1,750 m² of floor space. We want the new eec to be beautiful, but also functional,” explains SQM Managing Partner Guido Müller.

The eec will be an accomplished blend of old architecture showcasing the centre’s existing identity and newer, more modern elements intended to improve the structure of the site. “We are building on the past, but aiming to position the centre more strongly as a retail destination serving a wider catchment,” says Guido Müller.

Thalia opens new branch in Kempen town centre

In mid August, bookshop chain Thalia will open its new store in the former Deutsche Bank premises in Kempen. Situated at Engerstraße 42, Thalia’s new 300 m² store will offer a wide variety of books and toys, plus a small selection of gifts and decorations.

“The Kempen store gives us an attractive new site in the Niederrhein region. From August, we’re looking forward to bringing our enthusiasm for the world of books and reading to Kempen and to being part of a vibrant, attractive town centre,” said Thalia Sales Director Dennis Book.
